Welcome to Return on Design, the podcast where beauty meets strategy and interiors become assets that perform. I’m your host, Rachel Niederhofer, designer, investor and builder of high impact spaces that deliver real results. Alongside my husband, I run both a design firm and a real estate investment company, where I live at the intersection of creativity and ROI every day. Each week, I’ll be unpacking what most people overlook: how strategic design decisions can grow your investment, elevate your lifestyle and unlock the full potential of your property.
Too many homeowners and investors think design is just about making something look pretty. In reality, strategic design decisions help determine what a property is worth. That idea, interior design ROI, is the reason Audacious Designs exists, and the reason we started the Return on Design podcast.
In the first episode, Rachel and Justin Niederhofer share how a corporate finance career, an engineering background and a long string of homes turned into a design firm and a real estate investment company, and what those years taught them about making design pay for itself.
Rachel didn’t come to interior design the traditional way. She studied business, started her career in corporate finance, and only later, after marriage and kids, began exploring the creativity that had always been there. It started with making each house feel like home, and along the way she found out she loved the work.
The family moved often for Justin’s career and bought and sold a lot of homes in their first ten years of marriage. Each one was a lesson in architectural features and the cultural influences that show up in a house.
The turning point came in Texas, with a house that was still in framing. Rachel could see the vaulted ceilings and exposed beams before they were finished. Working directly with builders and tradespeople, she learned the construction process from beginning to end and, as she puts it, really got her start in construction management. At least 10 to 12 more projects followed, and they’ve now been doing this for almost a decade.
Justin came from the other side of the table. With a degree and background in engineering, he managed large-scale, high-volume projects full of intricate details, working through planning, design and process optimization.
That experience shaped how they run projects now: refine the process, unite the team, and move everyone toward one goal as efficiently as possible. Design vision on one side, process discipline on the other.
After their first house together, the lesson came quickly: some areas they spent money on paid them back, and some didn’t. With each move after that, they got more intentional about where they bought and what money went into each home.
Because they expected to stay only a couple of years in each place, every decision had to put them in a position to sell quickly and make money. That habit of asking whether a choice will return its cost is the core of interior design ROI, and it’s the thinking behind every project we take on.
Think like a strategist, not just a spender, because design is not just decoration.
Return on Design, Episode 01
For years, Rachel and Justin did this work mostly as homeowners for themselves and on projects for other owners who were investing in their properties. About two years before the podcast launched, they expanded into real estate investing directly, building out a portfolio of their own while still working with clients.
That move brought everything together: Rachel’s design and construction management experience, Justin’s optimization and large-project leadership, and the financial and business backgrounds they share. The result is an analytical approach paired with a creative one, applied to how design and real estate decisions get made.
Design is the strategic application of decisions that can make a property beautiful and also very profitable. It’s one of the most powerful investment tools an owner has, yet interior design ROI is often treated as an afterthought.
That matters whether you’re a seasoned investor whose properties aren’t moving fast after a renovation, a new investor, a homeowner in your first property, or someone starting to build out rentals. Buying a home or a second home is one of the biggest investments most people ever make, and designing or renovating it can feel overwhelming. Strategy is what keeps those decisions from being based on emotion alone.
Rachel and Justin are business partners, but first they’re a family, and their kids have always been part of the process. The flexibility to be present with them is a big part of why they do this work.
That’s also why they talk about two kinds of value. There’s the long-term financial value of a well-designed property, and there’s the emotional value of building a space for your family.
Every decision we make balances beauty, function, design, and long-term value. And we make it together.
Return on Design, Episode 01

The smartest design decision is the one that pays off.
I did not make my entry into the world of interior design in a traditional way. I started my career in corporate finance, studied business in school, and it wasn’t until later on in my life we got married and started having a family that I really began to explore more of the creativity that has always been within me and start cultivating my house and really making it home and it was through that journey where I began to learn and not just learn about interior design but learn that I actually loved doing this. Welcome to Return on Design, the podcast where beauty meets strategy and interiors become assets that perform. And I’m Justin Niederhofer.
And this is Return on Design, the podcast where beauty meets strategy and interiors become assets that perform. This podcast is really about showing you how to make better design decisions and renovation choices that don’t just make your property beautiful but make it perform.
Along the way we’ll share real stories, real numbers, and our experiences in almost a decade of doing this. We’ll share the wins, mistakes that we’ve made, or learned from, and things that we’ve seen with strategies that actually work.
I did not make my entry into the world of interior design in a traditional way. I started my career in corporate finance, studied business in school, and it wasn’t until later on in my life we got married and started having a family that I really began to explore more of the creativity that has always been within me and start cultivating my house and really making it a home. It was through that journey where I began to learn and not just learn about interior design but learn that I actually loved doing this. At that point in our life as a young family we were moving a lot for my husband’s career at the time. We had a lot of houses. We bought and sold more homes in the first 10 years of our marriage.
We bought and sold a lot of them.
Yeah, you’re aging us. They don’t need to know how old we are yet.
We got married when we were 12. What are you talking about?
We had so many homes and we moved a lot. It was a great experience where I could start to enjoy the different architectural features, the cultural influences that I would see in the homes. As our family grew I would pour more into just making everyone’s space unique. It wasn’t until we moved to Texas where I had the opportunity to buy a house that was already, it was still in the construction phase.
Yeah, that one was actually still, it was framing only.
Yeah, it was framed. I could see all the potential when I walked in. I could see the vaulted ceilings and the exposed beams. I was just like, this is it. That was the point where my real interior design career really began. I got to work with builders and tradesmen through that process. I learned the ins and outs of the construction process from the beginning to the end. I really got my start in construction management, to be honest with you, in the space specifically around interior design, making those finished selections, making it pretty, learning along the way. After we purchased that house, I went on to do several more, probably, I don’t know, at least 10 to 12 more projects. It just organically grew. We’ve been doing this for almost a decade now.
I got my start more in project management, having a degree and background in engineering, managing large scale, large volume projects that required a lot of intricate details and kind of working through planning, designing. With engineering and project management, working on process management, optimization, and really refining the processes that we go through, really has strategically allowed me to figure out my focus in niches, to work with people, work with teams, unite them, and bring them into a full goal and do it optimally.
Yeah. Then about almost two years ago, we really took a pivot in expanding what we do where before, we were pretty focused on interior design and he was more of a corporate setting. We made the transition or really a growth expansion into real estate specifically as investors, where we’re merging all of these skill sets of the interior design background, the construction management experience, all the experience he brings from optimization and being able to lead large scale projects and the financial and business backgrounds we have. And here we are, where now we’re really applying that strategy, that analytical background that we both have, merging it with that creative side that I bring to the table and amplifying that strategy of how we actually make decisions when it comes to design and real estate.
And to be clear in some of that, it’s like, we’ve been doing the real estate investment, but we were doing it for other people. And it’s like, now we’re going to take…
But even for ourselves, like all the houses, we were doing it more as home owners than we were as…
We did a lot as home owners for ourselves, but we did more projects for other home owners that we’re investing in their properties. And it’s like, well, we can do both. We can be, we can do some with a client here to invest in their property. We can do our own properties as well. Yeah.
But like multiple properties. We’re building out a portfolio versus after we had our first house together as a couple, we learned pretty quickly like, oh, we didn’t get money back on this area we spent in and we did on this area. And that cultivated and grew as we bought more houses and grew. And we were much more intentional about where we bought, what money we put in, because we knew, well, we’re probably only going to be here for a couple years and we want to make sure we’re going to be in a good position to sell the property quickly and make money in the end. Yeah.
In the end, I want to sell this house and make money on it. And so…
And it’s been an amazing process and journey for us. And now to be able to not just work as partners in the businesses that we’re building, but we are a family unit. It’s really a family. It’s always been about our family. Our kids have always really been along in the process of our business. And that’s really why we do this. I mean, to be able to have the flexibility to be present with our children, be with them while they’re growing and show them, model to them the way we want to live our life, the way life can be.
As we go through these processes, part of what we’re doing is just trying to design and to build for us that long-term value. But there’s also the emotional value that you get when building that space for your family.
We are not just investors. I am not just a designer. We are a family. We are a couple. And that is the approach we make and we take in our business.
Every decision we make balances beauty, function, design, and long-term value. And we make it together.
Yeah. And we want to actually show you how to do that strategically so that you can get a return on your investment too. So each week, we will be diving into topics that help equip you to actually apply design strategically in your property. We’re going to talk about DIY mishaps, how to find the right tradespeople. We’re going to share with you things we’ve learned along the way and things that will help accelerate you on your path to success.
Yeah. We’ll share real stories, real experiences that we have, projects we’ve worked on, the numbers behind them, the decisions, why we made the decisions, and some of the mishaps that we’ve seen.
Yeah. And we’re going to be bringing experts in the field. So we’re going to give you access to the people we know, the people who are doing it right, and help you learn and glean from the experts so that you again can succeed.
Yeah. The strategies that we’ve used to help our clients save and potentially make thousands on their properties. And whether you’re a homeowner or an investor, these skills will apply on both ways, both sides.
And you will learn how to think like a strategist, not just a spender, because design is not just decoration. It is the strategic application of decisions that, yes, can make a property beautiful, but can also make it very profitable. It is one of the most powerful investment tools that you have. So you may have found yourself here because you’re an investor, a new investor, maybe even a seasoned investor. And you’re just struggling to get your properties to move fast after you renovate them. Yeah. So one of the biggest decisions and investments you’ll ever make is buying your first home or your second home. And the process of going through and designing or renovating can feel overwhelming, can feel daunting. And right here, this is where you’ll get strategy on how to find the right people to help me along the ways, how to make decisions on what to do or what not to do. And how to avoid costly mistakes that we’ve seen or we’ve made and just going forward.
Yeah. I mean, we’re going to be sharing, you know, the process, the details, how to help you shift your mindset so that you’re thinking strategically about your decisions. And it’s not solely based on emotion.
And understanding that you can do this process. It’s not all done by yourself. You know, again, as we’ll talk about some DIYs and when to and when not to. But this process can be achieved. And you can do it. And, you know, others are doing it. So why can’t you? But here’s the strategy. Here’s the…
