We’re taking you behind the scenes at Texas Tech! ❤️🖤

From the design boards and sourcing to move-in day and the final install, this dorm transformation was about so much more than making a small space look beautiful.

It was about making it function better, feel like home, and creating a space worth investing in for this next season of life.

Because Return on Design™ isn’t just about increasing property value. Sometimes the return is better function, more comfort, confidence, and creating an environment that supports the way you live.

We can’t wait to show you the install, share what worked (and what didn’t 😅), and take you through the full journey.

Follow @RealReturnOnDesign for more behind-the-scenes design, strategy, and the thinking that turns beautiful spaces into smarter investments.

A renovation plan doesn’t stop when the design is finished.

That’s when execution begins.

Once the scope is clear, the next step is bringing the right tradespeople into the conversation and walking through the project step by step.

What needs to be done?

Which materials are being used?

Who is responsible for each part of the work?

The more clarity you provide upfront, the better the team can execute—and the more accurate your pricing becomes.

This is where strong project coordination makes a difference.

You’re not just collecting bids.

You’re making sure the people doing the work understand the vision, the scope, and exactly what they’re being asked to deliver.

Because better planning creates better communication—and better communication creates better projects.

👉 Follow Return On Design for more strategies on planning, designing, and executing renovations with clarity.

Designing my own home taught me something no client project ever could.

When it’s your own family, the priorities become crystal clear.

You’re not making decisions for a photoshoot.

You’re making decisions for real life.

You begin thinking beyond finishes and fixtures.

You start asking better questions:

• Will this support our daily routines?
• Will this still work as our family grows?
• Will this investment continue adding value over time?
• How will this home make us feel every day?

Those questions changed the way I approach every project.

Because great design isn’t measured by how impressive it looks on move-in day.

It’s measured by how well it continues serving the people who live there for years to come.

👉 Follow Return On Design for more insights on making intentional design decisions that create lasting value for your home and your family.

A boathouse should be more than a place to store a boat.

It should help you experience the water.

This space was designed to maximize every square foot for entertaining, swimming, fishing, and spending time together.

The indoor-outdoor connection was intentional—with an outdoor kitchen equipped for real cooking, including a smoker, griddle, and sink for cleaning fish.

Add nighttime fishing lights, an open area for games, and plenty of room for guests, and the boathouse becomes an extension of the home.

Because great design isn’t just about how a space looks.

It’s about understanding how people will use it—and designing around that experience.

I’ve designed homes for clients, investment properties, and renovations of every size.

But the project that taught me the most?

My own home.

When you’re designing for your own family, every decision becomes more personal.

It’s no longer just about creating a beautiful space.

It’s about creating a home that supports your everyday routines, adapts as your family grows, and continues serving you years into the future.

Every choice carries weight.

How will this improve daily life?

Will this investment still make sense five or ten years from now?

How will this space make our family feel?

Designing my own home reinforced something I believe even more today:

The best design decisions balance emotion, function, and long-term value.

Because a home should do more than photograph well.

It should work beautifully for the people living in it.

That’s the heart of Return On Design.

There are thousands of decisions that go into designing a home.

And sometimes, the hardest part isn’t making the decision.

It’s knowing where to start.

That’s one of the biggest roles of an interior designer: creating direction.

Before selecting every finish, fixture, and detail, we establish the foundation of the design.

Do you gravitate toward lighter or darker spaces?

What colors and materials feel right to you?

What overall experience do you want your home to create?

Once those foundational choices are clear, the rest of the decisions become much easier to navigate.

Because without direction, more options can quickly become overwhelming.

Even when we designed our own home, we experienced that decision fatigue firsthand.

The right designer doesn’t simply give you more choices.

They help you make the right choices with confidence.

👉 Follow Return On Design for more insights on creating clarity, function, and strategy in the design process.

The transformation you see in a before-and-after photo is only the final chapter.

The most important design work happened long before the reveal.

Before the finishes were selected, we had to understand the problems, define the goals, plan the function, and make decisions that would move the space in the right direction.

The finished result is what you see.

The strategy is what made it possible.

Great design isn’t just about changing how a space looks.

It’s about understanding what needs to change—and why.

When rehabbing a property, design isn’t a luxury.

It’s an investment.

The goal isn’t to spend the most money—it’s to spend strategically so every dollar has a purpose.

Before making design decisions, start with the buyer.

Who are you trying to attract?

What matters to them?

What will make them choose this property over the competition?

Once you understand your ideal buyer, your design decisions become much more intentional.

Think natural materials for warmth and depth.

Think strategically about where to allocate your budget.

And never underestimate the power of natural light.

Good light can completely transform how a property feels—and it’s one of the most valuable design tools you have.

The best rehabs aren’t about creating the most expensive house.

They’re about creating the right house for the right buyer while protecting the investment.

👉 Follow Return On Design for more strategies on using design to create emotional, experiential, and financial return.

The hardest part of design? Getting someone to believe in a space that doesn’t exist yet.

Great interior design is more than choosing finishes. It’s translating a vision into a clear plan—and managing every decision between concept and construction.
Renderings, presentations, and communication aren’t just about showing what a space could look like.

They create clarity and confidence before the investment is made.
Because the final reveal is only the result.

The real design happens in everything you don’t see.
